Terms of use

Fyrstu kaup (fyrstukaup.is) is a free information site for people buying their first home in Iceland. It offers guides, calculators, housing market data and templates, and most of it works without an account.

By using the site you accept these terms. Personal data is handled as described in the privacy policy: fyrstukaup.is/en/privacy.

The budget, property estimates, payment plans and the offer step are calculated from public data and general rules, such as the Central Bank’s limits on loan-to-value and debt service. The results are for guidance and do not replace financial, legal or real estate advice.

The lender decides whether and how much to lend, and the estimate on the site is not a valuation by an estate agent. Before you decide, talk to a bank or pension fund, a licensed estate agent and, where needed, a lawyer.

The figures on the site come from public data:

• HMS · : the register of property sales, official property valuations and property details.
• Central Bank of Iceland · : the policy rate, inflation and lending rules.
• Statistics Iceland · : municipal population figures.
• Lenders · : the rate tables of banks and pension funds.
• OpenStreetMap · : maps, addresses and nearby services, © OpenStreetMap contributors, under the ODbL licence.

We update the data regularly, but it can be incomplete, late or contain errors. You can report wrong figures to us at fyrstukaup.is/en/contact.

The templates are a starting point for common documents, such as a notice of a residents’ meeting, meeting minutes and a key handover receipt. Review each document and adapt it to your situation. We do not guarantee that a template meets every requirement in every case, and you are responsible for the documents you send or sign.

An account is optional. If you create one, give a correct email address and keep your password to yourself. You can delete your account at any time under My account.

We may close an account that is used to abuse the site or breach these terms.

You are free to use the site for your own purposes. You may not:

• collect data from the site automatically or in bulk, for example with scripts or bots;
• try to get around security measures or disrupt the site;
• use the site for unlawful purposes or to impersonate others.

The site’s text, design and code belong to Fyrstu kaup. You are welcome to share links and quote short passages with attribution. Public data on the site belongs to its sources and is subject to their terms, for example OpenStreetMap’s ODbL licence.

We do our best to keep the information correct and the site working, but cannot guarantee it. To the extent the law allows, we are not liable for losses arising from decisions based on the site’s content, from errors in the data, or from the site being unavailable.

Nothing in these terms limits liability that cannot be limited by law, or your rights as a consumer.

We may change these terms as the site changes. The date at the top of the page shows when that last happened. If you keep using the site after a change, the new terms apply.

Icelandic law governs the site and these terms. Disputes that cannot be settled amicably may be brought before the Reykjavík District Court (Héraðsdómur Reykjavíkur).
